Our fee structure is clear and transparent. After an initial no-charge consultation with you, we will present a fixed fee proposal within the value range below based on our determination of the work involved.

That is then our fee for the duration of the service, no hidden extras, no additional fees based on time.

You can choose the right service for you and we are up and away! If you don’t wish to engage us that’s absolutely fine too, and you are more than welcome to return at any future point.

Your Guiding Partner

  • Work with you to produce the right criteria framework for your purchase with consideration to your needs, aspirations, budget and selection of area.
  • We are available throughout via telephone, email, video conferencing or messenger services to discuss how your search has developed and to give further guidance and knowledge to help ensure your search is as effective as possible.
  • Research and analysis of the value of your chosen property and projection of our ‘Go-To’ figure to help frame your negotiations.
  • Detailed negotiation on your behalf once you have found the right property in order to help you achieve the best value possible while securing the transaction.
  • Overview of legal purchase ensuring your transaction is on the right track, acting as one filter for you throughout between the various stakeholders in the transaction of the agent, solicitor and mortgage advisor ensuring you have a clear picture of how matters are progressing.

Your Proactive Partner

All the features of your guiding partner service with the added benefit that you will have your own designated partner throughout the search process, selecting options for you to view, proactively speaking with agents on your behalf and ensuring your search is as effective as possible.

  • We would take on a prominent role in speaking with agents, registering your details and acting as a filter to ensure that you are only viewing properties meeting your criteria and which we have pre-qualified as being worth your time to view.
  • We will help develop your search criteria, consulting with you throughout to ensure that you are satisfied with the progress of your search and helping you review and develop your criteria against the number of viable options you are viewing.
  • Our geographical associates also help to ensure you are seeing the full property options in the area that you are looking at. In many places, some properties will be marketed discreetly before going onto the open market, and through their local knowledge and contacts, our associates put you in the best position possible to see all available options.
Your Proactive Partner

Fee: £6200 - £6900 + vat
Retainer: £400 + vat

Investor Acquirement

  • Based on our consultations with you, we will produce a business plan for your buy to let business. A requirement for most lenders in the buy to let sector, this business plan helps give you a framework to grow your buy to let business and mould it to your ambitions within this sector.
  • We will help facilitate the most appropriate framework for your purchase and can give an overview of considerations whether you are buying as an individual or through a limited company.
  • To work alongside this business plan, we will help determine a checklist for potential purchases, keeping your search focused on criteria aspects.
  • We will then source potential properties, in line with your criteria, involving our geographical partners where appropriate.

As detailed in the service criteria above under ‘guiding’ and ‘proactive’, we will guide you on a ‘Go-To’ figure, negotiate the best price possible for you and then be the point of contact for all parties until completion.


Investor Acquirement

Fee: £4900 - £5900 + vat depending on the location of purchase / per property transaction
Retainer: £200 + vat

Please note current guidance from HMRC is that this fee is deductible from your capital gains calculation once you sell the property. Please check with your financial adviser.

Valuation and Mediation Service

One-off property valuation
Single property valuation to assist with your own purchase decisions, financial planning, the realisation of development potential, mediation, probate, family planning, commercial decisions or any other reason you need a one-off property valuation:

£550 + vat per property (multiple property discounts do apply, please ask for a specific quote).
If desktop-only valuation, please enquire for a specific rate.

For a valuation concerning development potential, specialist planning advice may need to be undertaken and this would be an agreed disbursement indicated from the outset.

All mediation related work quoted specifically on a case by case basis.

Conflicts of Interest

Where a conflict of interest exists or becomes identifiable clients will be made aware at the earliest opportunity with an agreed consensus by all parties relevant to the conflict of interest whether to move forward or not.
